  • Toronto's Approved Land Transfer Tax

    Toronto City Council has approved a new land transfer tax to be levied on top of the current provincial land transfer tax. There are now new rates for both residential properties and commercial properties.  For our purposes here, we will only discuss the new rates for residential. To see exactly how this new tax impacts you, please refer to the Land Transfer Tax calculator at www.NoHomeBuyingTax.com.  The additional CIty of Toronto Land Transfer Tax is calculated as follows:

    0.5% of the amount of the purchase price up to and including $55,000

    1% of the amount of the purchase price between $55,000 and $400,000

    2% of the amount of the purchase price above $400,000

    This tax will take effect starting on February 1, 2008 but if your agreement is made on or before December 31, 2007 you will be rebated the full amount of the Toronto land transfer tax - regardless of the closing date. Transactions closing before February 1, 2008 will not be charged the Toronto Land Transfer Tax no matter when the agreement was dated. Agreements signed after December 31, 2007 with a closing date after February 1, 2008 will be required to pay the full Toronto Land Transfer Tax.

    First time buyers will receive a rebate of the Toronto Land Transfer Tax of up to $3,725 (this equals a 100% rebate on homes purchased for up to $400,000)  If you require further clarification on this new tax, please call Access Toronto at 416-338-0338.

    Powerhouse brokerage opens in historic building at 187 King Street East, Toronto.

    She loves Downtown’s diversity, making Vivian Risi a perfect fit as franchise president of Royal LePage’s Downtown Your Community Realty operation at 187 King St. E., the southeast corner at George St. The new brokerage held its grand opening Nov. 21 and a who’s who of the industry paraded through the historic building sampling superb catering by Daniel et Daniel in Cabbagetown.
    The renowned caterers produced a gingerbread rendition of the historic building that houses the new realty operation. Risi has a strong appreciation for history and community, says her aide, Kim Galway.
    Risi has been in the real-estate industry since 1974 and owns Royal LePage’s largest franchised brokerage in Canada.
    She heads a powerhouse operation with seven offices and nearly 500 agents in York Region and now has come Downtown.
    A huge part of her duties involves inspiration as well as perspiration. “Success in our business is all about service,” says Risi. “I work hard to provide exceptional service to my realtors and Royal LePage does the same for me as a broker.”
    Among the services Risi provides her team is an on-staff Success Coach, Sandra Porretta.
    “I love Downtown,” says Risi. “I just love it here.”
    The same goes for her choice of office manager. Bill Mitkos grew up Downtown and is an enthusiastic booster of the Downtown community. An avid photographer, he has an enviable collection of Downtown photos he has taken on a regular basis for decades.
